TERMS & CONDITIONS

Reservations can be secured by phone or by email. Deposits can be paid conveniently and securely online.
A credit card deposit in the amount of your first nights stay is required when making the reservation. You will receive an invoice for the deposit and once it is paid and we have received your acceptance of the Terms & Conditions your reservation will be confirmed.
We accept Visa, Mastercard & Discover. Also a direct transfer from your bank account.
We require a General Release Agreement to be completed before final confirmation of your reservation. General Release
A 6% Hotel Occupancy Tax will be added to all rooms. Sales tax will be added as applicable to all food & beverages.
Reservations for Round Top Antique Show Weeks must be paid in full 30 days prior to arrival. Cancellation policies will be followed.
Check In: 3:00 p.m. Check Out: 11:00 a.m.
Cancellations: Deposits are 100% refundable if reservation is cancelled at least 30 calendar days prior to arrival. For cancellations received within 30 calendar days prior to arrival, deposits are non-refundable. In extenuating circumstances, deposits may be held as a credit toward another available stay within the remaining calendar year. If your stay is shortened by any non-emergency circumstances, you will be responsible for the full balance of your reservation.
Maid service is not provided during your stay unless arrangements for special housekeeping needs are made prior to arrival at an additional cost.
Pets will be considered on a case by case basis. Certain refundable or non-refundable deposits or fees may apply.
Out of respect for our property and to insure the comfort of all our guests, smoking of any kind is not permitted anywhere on the grounds. Candles, incense, cigarettes, pipes, cigars or anything that burns is not permitted inside the rooms or on the porches of our guest houses.
Any costs for damages that occur to the property will be billed to the guest.
No firearms permitted anywhere on the grounds. Pursuant to section 30.06 & 30.07, penal code (trespass by holder of license to carry a concealed or open carry handgun), a person licensed under Subchapter H, Chapter 411, Government code (concealed or open carry law as amended) may not enter this property with a concealed or open carry handgun.
No person under 21 years of age will be served alcoholic beverages.
No overservice. Lucky Penny Ranch reserves the right to halt or limit the service of alcoholic beverages to any person apparently intoxicated.
Certain risks exist in a rural setting which may not be typical of other environments. Insects, small critters, wildlife, weather, etc. all contribute to our unique environment and could in some cases be dangerous. Please be aware and be advised to exercise caution while enjoying the grounds during your stay.
Use of pool, hot tub and playground by registered guest or any minors or otherwise in your care are at your own risk. At no time will any supervision or life-guarding services be provided anywhere on the grounds.
